Professional Market Analysis:

Our goal is to maximize your dollar and help you get the most out of your property while still being competitive and finding the right tenant fit. We will provide you with several different rental scenarios to help you make the best decision possible. Property Showings:

We are experienced professionals and will represent your property with finesse, highlighting the most desirable aspects and ensuring the tenant fit is just right. Our flexible online system allows prospective tenants to schedule showings and view properties with ease

Maintenance:

Maintenance issues can come up at any time, and we’ll take care of it for you. We’ll coordinate repairs and get you the best possible price and quality by licensed and ensured contractors, and we will ensure the work is completed in a timely manner. We are ALWAYS on call and available to handle any repairs or emergency situations that may arise. We never mark up maintenance costs!

Property Inspections:

We perform exterior and interior inspections throughout the year to document the condition of the property and ensure health and safety. We ensure smoke detectors, carbon monoxide detectors, and other critical areas are in good condition in accordance with the law.

Tenant Screening:

We have a very strenuous screening process that helps us provide top quality tenants. Credit history, rental/mortgage history, employment history, income verification and analysis, as well as any criminal history are all reviewed to ensure that you are getting a great tenant. Screening processes absolutely reduce the chances of problems down the road, so don’t leave it to chance. We have a proven track record of finding great tenants who will care for your investment.

Active marketing:

We will market your property on nearly 100 different websites and other media! Professional ads and photos, video tours and aggressive outreach and networking make all the difference. We can also recommend strategies that will attract more potential tenants in a shorter period of time.

Accounting:

We’ll pay you fast! You will receive electronic deposits and a detailed statement every month; you’ll also get an end-of-year cashflow statement for all income and expenses. It will be sent to you electronically and provide you with all the financial data you need for you budgeting and tax purposes. We will also furnish you with an IRS form 1099-misc for tax filing. Your statements are also available 24/7 via our owner portal!

Deposits:

We closely monitor tenant move-outs and provide full accounting for deductions from the Damage Deposit. The condition of your property is fully documented upon move-in and move-out and we ensure all laws regarding deposit handling are followed.
